OUR SERVICE INCLUDE ALL OF THE FOLLOWING:

1. We provide you with a comparative market analysis to help price your home right.

2. Broker’s visit and pricing consultation

3 We list your home in the Multiple Listing Service (MLS) for 8 months (12 months if house price is more than $1.5M). Cancel any time.

4. We will make the appointments to schedule showings

5. We will show your property to the buyers who contact us directly

6. Your listing will appear on all public real estate websites

7. We provide real estate agent key box

8. Real estate “For sale” sign will be provided

9. Professional photos will be provided

10. We do Open Houses

11. We negotiate your offers on your behalf and guide you through the entire escrow.

We recommend offering buyers’ agents the typical 2-2.5% commission to bring their buyers to your house. But If the buyer does not have an agent and contacts us directly, you will only pay us $4700 instead of 2-2.5% commission.

We charge $300.00 in advance, then $300.00 will be credited back to the Seller during escrow. We can use Flat Fee Escrow ($500 escrow fee for the Seller instead of usual $2.50 per $1000). Also $299 transaction coordinator fee will be included in Seller closing costs.

We are an Agency licensed by the California Department of Real Estate. We are also a good standing members of BBB (Better Business Bureau).
